How to Read a Legal Land Description (Township, Range & Section)

Somewhere in your deed, your lease, or the county's records is a line that reads like code: "the NW¼ of the SE¼ of Section 12, Township 3 South, Range 8 West." It isn't code — it's an address, written in a grid that has been locating American farmland since 1785. Once you can read it, that one line tells you where the parcel sits, how big it's supposed to be, and how to find it on any map. Decoding it takes about five minutes to learn.

Two ways America describes land

In most of the original colonies' territory (and in Texas), land is described by metes and bounds — a written walk around the parcel in bearings and distances: "thence N 42° E, 660 feet to an iron pin…" Reading one is mostly a matter of following the walk, and every parcel is its own shape.

Almost everywhere else — about thirty states, covering most of the country's farm and ranch ground — land is described by the Public Land Survey System (PLSS): the rectangular grid Congress ordered in the Land Ordinance of 1785 to divide land west of the original states. Township, range, and section come from that system, and it's the one this guide decodes.

The grid, from the top down

Meridians and baselines — the anchor

Every PLSS description hangs off one of a few dozen principal meridians (north–south survey lines) and their baselines (east–west), each governing its own chunk of the country. Arizona ground measures from the Gila and Salt River Meridian; Kansas from the 6th Principal Meridian. The meridian named at the end of a full description just tells you which grid you're counting in — your county sits in one, so local paperwork often leaves it off.

Townships — the six-mile squares

From that anchor, the grid divides land into townships: squares six miles on a side, 36 square miles each. A township's address is a row and a column. Township 3 South (T3S) means the third row of townships south of the baseline; Range 8 West (R8W) means the eighth column west of the principal meridian. Row three, column eight — one specific six-by-six-mile square of the earth.

Sections — the mile squares

Each township is cut into 36 sections, each a mile square — nominally 640 acres. They're numbered in a snake: Section 1 is the township's northeast corner, 1 through 6 run west across the top row, 7 sits directly below 6 and runs back east to 12, and the path zigzags down to Section 36 in the southeast corner. The zigzag is deliberate — consecutive section numbers are always physical neighbors.

Quarters of quarters — where your parcel lives

Inside a section, land divides into halves and quarters, over and over. The SE¼ of a section is 160 acres. The NW¼ of that quarter is 40 acres — the classic "forty" (and yes, that's where "the back forty" comes from). Quarter it again and you're at 10 acres. Surveyors call these pieces aliquot parts; each label (NW¼, N½, E½…) tells you which piece of the previous piece to take.

Reading one, back to front

The trick everyone gets taught, because it works: read a legal description backwards. Take "the NW¼ of the SE¼ of Section 12, T3S, R8W, Gila and Salt River Meridian":

  1. Meridian — you're in the Gila and Salt River grid (Arizona's).
  2. T3S, R8W — count three township rows south of the baseline and eight columns west of the meridian: one 36-square-mile township.
  3. Section 12 — one square mile of it: 640 acres, nominally.
  4. SE¼ — the southeast quarter of that section: 160 acres.
  5. NW¼ of it — the northwest quarter of that quarter: 40 acres. That's the parcel.

Five steps walked you from a whole survey region down to a specific forty — no coordinates involved.

The acreage is in the fractions

Because a section is nominally 640 acres, the description does the acreage math for you — multiply the fractions through:

¼ × ¼ × 640 = 40. When a description strings pieces together with "AND", each piece computes on its own and you add them: "the N½ of the NE¼ AND the NE¼ of the NW¼" is 80 + 40 = 120 acres.

What a legal description can't tell you

Put it on a map you can work with

Read it backwards: meridian → township and range → section → quarters of quarters. Multiply the fractions through 640 for the acres. Expect the north and west edges of a township — and anything touching water — to break the clean pattern, and treat the whole thing as what it is: a filing address, not a survey. Then put the parcel somewhere you can actually use it — on a 3D map, with the boundary drawn, the map acre measured from it, and the legal description saved with the field's records.
